Schedule of Values LLC provides professional consulting services focused on AIA construction billing, project oversight, and dispute-related data reconstruction. The firm specializes in the preparation and coordination of progress billing that aligns work in place with contract terms, lender requirements, and supporting images and documentation.

Our work emphasizes transparency, consistency, and documentation integrity. We support clients by aligning Schedules of Values, validating line-item billing, organizing required backup, and assembling lender-ready draw packages to reduce review friction and support timely funding. For select projects, we also provide executive-level oversight, acting on behalf of owners throughout all phases of the construction project lifecycle.

When project records are incomplete or fragmented, we assist with billing-period reconstruction to reestablish continuity and context.

Schedule of Values LLC works with all stakeholders in the construction process, including subcontractors, general contractors, construction managers, owners and owner representatives, architects, bank monitors, lenders, and litigators. Engagements range from single pay application support to recurring monthly billing cycles, executive oversight on select projects, and dispute-related reconstruction assignments.
